Much like our pre-construction meeting, it was rather uneventful. We know the house so well, and there were not a ton of touchups needed, so it lasted about 1.75 hours. The "biggest" issue was the chunk taken out of the walkway from the driveway to the porch. As of today, the concrete contractors took out that section of the walkway and re-laid a new section of concrete. Other than that, some minor paint touchup issues, tightening of some lights, but really nothing that crazy. The house looked great all clean! I did not take any pictures, but am planning on it tomorrow when we close...and about that closing...

Haven't heard anything since early last week from NVR...matter of fact hubby emailed LO this morning to say "hey we are still good for tomorrow, right?' And shockingly no response. We have never received an official "clear to close" or anything of that nature from NVR...our information went to underwriting last Monday, and we have not been asked for additional documentation...nothing...not a peep. We have heard final #'s from NVRs lawyer, and have confirmed the place/time for closing with our lawyer...and no concerns from either of them...However, I still feel as though we should have heard something from NVR...is that just me? Isn't that the "norm" that there is some kind of confirmation or "OK" from them? Maybe it is because I have been incredibly stressing over this whole move/closing situation that I want an "OK" from them...

The plan for the rest of the week:

Tuesday - CLOSE! Paint family room wall, paint morning room wall, install morning room and master bedroom ceiling fans, seal granite, seal tile/grout, bring some odds & ends to the house, CELEBRATE DAUGHTERS BIRTHDAY!

Wednesday - Hubby at house all day - delivery of washer/dryer, cable/internet hookup, delivery of new furniture, moving more odds & ends, finish anything we didn't get done on Tuesday

Thursday - movers coming to move old apartment furniture, boxes, and things in storage unit.

Friday - hubby has appointment, so not sure all that will get done - if more odds & ends - continue to move those, seal driveway/garage, paint secondary rooms (bedrooms & DR/LR)

Maybe over the weekend, work on getting the master closet together...looking to add a second shelf on the long wall and then several shelves in the little cubby area.

Going to be a busy week...then next week, I am going to work on emptying boxes and getting things in place.

Holding my breath that closing is happening tomorrow.2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com5tag:blogger.com,1999:blog-6684591518755275617.post-88851440011387277942013-08-14T16:04:00.000-07:002013-08-14T16:04:38.935-07:00Days 85 & 86...almost there! As much as it drove me crazy...we did not go to the house yesterday...well...we did not go inside the house :) I drove by and noticed that they hydro seeded the lawn. We did however go in today. After having the SR let us in - we noticed a lot of things done...still quite a bit of finishing work to be done. Lots of painting was done, the vinyl was installed in the laundry room, the granite bar between the kitchen and morning room was installed, basement railing was stained, new door knob/lock on the front door, and our house numbers were put up!
Final walk through is this Friday. I don't think we will be going by tomorrow - so hopefully they are able to complete these finishing touches. Then closing is scheduled for 12pm on Tuesday. We received our final numbers for closing, ordered our certified check...then was notified today that the amount increased by $60...oh well. 2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com3tag:blogger.com,1999:blog-6684591518755275617.post-48263348130590953812013-08-12T17:49:00.001-07:002013-08-12T17:49:20.348-07:00Days 82-84 - Little bit of this, little bit of thatDays 82 & 83 = no work, as it was the weekend.

Today (day 84) we REALLY could not get in the house, and went to the model to ask to get let in to the house. I didn't get any pictures today because I felt pressure with the SR there! But this is what looks like was done - range & microwave installed (they look beautiful, hopefully they work good!), non-finished areas of basement received insulation, family room was repainted, HVAC small tube was framed in the basement bath, removed the railing going down to the basement (I assume to paint or touch up drywall behind the railing). There are still SO MANY little things here and there that need to be done...final walkthrough is on Friday. The stain for the railing going up to the second floor was done so sloppy, I can imagine it is going to be very hard to clean up or paint over all of the splashed stain marks on the wall. I know they will probably be working tirelessly until out walk through...hubby ran by this morning at 6am and they were already working.

Also noticed a chip out of our walkway from our driveway to the porch (looks to be from the grading equipment). Hubby doesn't think they will fix it, but I sure am going to ask - its about 6".2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com0tag:blogger.com,1999:blog-6684591518755275617.post-50422455745252639922013-08-09T17:58:00.001-07:002013-08-09T17:58:38.897-07:00Day 81 - Closet Racks, Garage Opener, and other randomnessOne week from today is final walk through...WHOOO HOOO!!!
Things that were completed today include: garage door opener was installed; dishwasher was put in place (not installed); racks were installed in the pantry, upstairs linen closets, and bedrooms; and towel racks and toilet paper holders installed in bathrooms.
But today (Day 80) they carpeted the ENTIRE house! We stopped by about 4:30 and they were almost done, just finishing up the basement and parts of the stairs. The carpet guys looked beat - I guess they started early in the morning, and this was a big job to do in 1 day...but they did it! I am not in love with the carpet, but it will work. We have 2 young kids, and I am anticipating having to change the carpet in high traffic areas in a matter of a few years anyways, so we did not go with the expensive upgrades RH offers. I couldn't take pictures because my phone memory is at its max, so planning on deleting some tonight.

Off the top of my head, what I think they need to still complete -

Paint (lots of it) - front door additional coat, interior walls repaint, trim touchups, ceiling where initial attach access was cut

Install range, microwave, and dishwasher

Install piece of granite that goes between the sink and morning room (just noticed today it was not there)

Replace a few broken windows

Install basement toilet

Install closet/pantry racks

Add trim to one wall in great room

Paint floor in unfinished portion of the basement (apparently PM told hubby they were going to do this? I know nothing of this)

Install vinyl in laundry room

Neighbors house that started a week after ours finished today and received their quality inspection. House across the street started framing today, and house down the street has forms up! Very exciting to see all of this happening.

Got a few requests from NVR today, and when I talked to the woman at my attorney's office the other day she said "well the 20th isn't set in stone...its the day we are shooting for." Blah - I have already made plans for closing this day, deliveries/installations/movers the subsequent days...so I am going to be rather annoyed if they change our closing day. It is 12 days from today...I hate how they can just wait until the very last minute to determine if things are a go or not. I am a planner - organized - like to know what is going on and when things are going to happen. I fell like this might be a very stressful next 12 days for me. 2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com1tag:blogger.com,1999:blog-6684591518755275617.post-71720147528219139432013-08-06T18:53:00.000-07:002013-08-06T18:53:31.743-07:00Day 78 - Counters & more electricalToday our granite counter tops were installed in our kitchen. We decided to keep the fireplace surround - I hope I don't regret it. When we left the house this evening it looked as though the electricians were about done, so I am not really expecting them at the house tomorrow. IF they do come it will probably be just for a short time. We got our range and microwave delivered to our garage. For tomorrow - possibly more paint touchups, maybe carpet?, maybe appliance install?
Today (day 77) they poured our driveway and sidewalks, put up our fireplace surround, and started installing light fixtures, covering outlets, and putting in light switches. We also got a whole bunch of smoke detectors.
I am actually pretty happy with the lights. We did not do a light upgrade package...so I wasn't really sure what we were going to get. The dining room light isn't up yet, but I saw the box and I like it. The fireplace... I certain this is not the granite surround we choose. I am not sure what the mix up was - maybe when we looked at the samples we read the wrong name, maybe the SR put the name in the computer wrong...I am not sure. BUT this is Tropical Brown and on our order it says Tropical Brown. I would not have chosen a dark color like this because all of our other granite is light. PM said we could change it out but it would have to be after we close because it takes a few weeks to come in. Hubby, mom, and dad all like it...I am just not sold on it and not sure what to do :(
They have been working very hard on my neighbors house...thinking they may be closing before us. They were there late the last two nights and hubby saw them before 7am this morning when he went on a run. Two weeks from yesterday is final walk through!!!2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com5tag:blogger.com,1999:blog-6684591518755275617.post-31136058076297037652013-08-01T19:02:00.000-07:002013-08-01T19:02:54.412-07:00Day 73 - Little DetailsToday when we went to the house, it appears as though there were lots of little details completed. All of the hardware was added to the kitchen & bathroom cabinets, the handles were put on all of the doors, the molding was added to the kitchen cabinets, island was put in place and back added, screens were put in windows, and the powder room mirror was put up. We went to the house late today, so it was very hard to get decent pictures due to lack of lighting, but here are a couple:
Today we also ordered our blinds...ugh that was a chunk of change. Not a ton done today - all the bathroom tile was grouted and they started patching up the nicks and drywall dings around the house. The old attic access was also patched up.
Window treatment guy came to the house today to measure for blinds...getting closer! :)
When I first walked in the house they looked off to me, but according to your responses they are correct. There was more flooring done today - hardwoods were completed, tile was set in master bath, basement bath, and girls bath (not yet complete in girls bath). So they have to complete the tile in the secondary bath as well as grout all of the tile. Plumber and electrician are also supposed to be back this week to install toilets, lights, etc.

Today we also went to the granite shop to approve our granite slab...looked good! Tomorrow we have the Home Depot window treatment installer coming to the house to measure for blinds. With 23 windows in the house...having them come measure for blinds and install them on all windows for $118...sign me up!

3 weeks from today = closing!!!

Days 67-69 (Friday-Sunday) I am pretty sure no work was done at the house as I did not see any people working, and there were no noticeable changes in the house. I emailed PM Sunday for a few requests - raise master closet wire rack 1' so we can have a double rack installed after we move in, change final walk through to earlier in the morning, and have someone come to the house to measure for blinds. He also gave me an update that on the schedule for this week is flooring, plumbing & electric. Stopped by today and the hardwoods were started...only I am questioning if the foyer is right or not...

When he told me the flooring was starting this week...I was secretly hoping today that I would walk in and all of the floors would be complete...I guess I have high expectations :) Looking forward to what the rest of the week brings! Cannot wait until our front door and pillars are painted. When we stopped by, they were still finishing up...hubby let the guys know they accidently covered up/put a piece of the trim/siding right over our recess light over the front door ...whoops! They also painted all of the doors, trim, and nailed the baseboard trim down. The basement is out of drywall purgatory and has caught up with the rest of the house...walls, trim and doors painted! We received a call today to go check out our kitchen counter granite slab on Tuesday - yay!
Hubby drove by the house on his way to work today, and said it looks like they were setting up for siding!! I am excited to see the siding - it was a brand new color when we signed, so we don't have any houses to compare it to, or know how the finished product will turn out.2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com1tag:blogger.com,1999:blog-6684591518755275617.post-67372891980291569462013-07-19T16:51:00.000-07:002013-07-19T16:51:33.516-07:00Day 60 - Cabinets & Doors!!!31 days to go until closing...and today we got kitchen cabinets, 2nd floor bathroom cabinets & counters, and doors all over!
I didn't get a ton of pictures because it was sweltering in the house and a little one had to go potty, so we were in and out fast. I LOVE our cabinets...they are beautiful, and the 42" are so tall! I definitely need to go back this weekend and play with them...open and shut...open and shut...check every cabinet and drawer out :)

The master bath cabinet and counter as well as the secondary bath and counter were installed. Also love them...the counters are "Wheat" granite, and the cabinets were the Andover white (I think that is what they were called). Most of the doors were installed too. I didn't take any pics specifically of the doors, but you can see one in the mirror of the master bath picture.

Wet basement update: PM got back to hubby and said because the windows in the basement were open, and it was incredibly humid outside it cause the moisture in the basement. He put a second dehumidifier in there, closed up all the windows, and it was much dryer in there today. Still may go with our own house inspector just to put my mind at ease, but it looked significantly better today than yesterday.

Neighborhood update: Found out the lot next to use was sold, and they have 2 kids - yay! Also found out that the house across the street from us that they just started digging - they have 3 young girls - yay! I was very concerned with getting in a neighborhood with kids, and especially with kids around our kids ages. So I am very happy about that.
At first I thought maybe they painted the ceilings...but then I looked at my pictures from yesterday and notice the ceiling looked the same...maybe they put a 2nd coat of paint on? Not really sure...
I have noticed it before...the corners of the basement a darker color...I thought it might be wet, but I never touched it...hoping it was just naturally a darker color (or hoping it was due to all of the other basement water issues)...so today my fear became a reality - as I was ASSURED it was water, and now quite a bit of it...coming in the basement from the corners?? Is that possible? Why is that happening?? Anyone know??

It is wet in the corners, and spreading...all along the wall of my new drywall. Great.

Hubby sent a message to PM...again...to fix the water issues in the basement...are we really going to close in 32 days??

I emailed our PM and he said that they had a plumber out there to replace the valve that was the problem...in doing so, the line that was opened dumped the water on the floor, but it should be leak free now. I hope so...Our final walkthrough is less than 30 days away...is this possible??

The drywall purgatory end is in sight however, today there was PAINT!!! The 1st and 2nd floors were painted in the Sherwin Williams Kilim Beige. It's okay...hubby likes it better than white. We will still be painting accent walls...but for now, its a whole lotta beige :) The basement is still going through the several days of drywall process...so a little bit still in purgatory.
I emailed our SR the other day just to confirm (because with the millions of questions we have asked, I can't remember if I had asked about the ceiling) - well we have a smooth ceiling and it is painted white not the beige color.

Neighbor update - all of their goodies were out of their garage...so I am hoping within the next day or two that will be the same for us. I really hope they are able to properly fix/seal this stuff :(

Not a whole lot of other work going on in the house...but I did notice the attic access was put in one of the bedrooms (which is per plan), but we discussed with PM at our pre-construction about having it in the laundry room...and he says he always does that with the Ravenna...but today it was in a bedroom. So emailed him about that tonight, and hopefully that will get straightened out.

Random pipe coming off the side of the house GUSHING water...like a faucet was turned on full blast. I feel like it may have something to do with the basement...but as you can see but the huge moat around the house...it is pouring out of that pipe. The basement just had a very little bit of water in it, so I would think it did not have nearly enough to make that faucet pour like that...So no idea. Emailed PM about that too.

Received a letter today from NVRM attorney stating they need a copy of my home owners insurance before they can send me our closing time. Hopefully these little issues don't set us back.2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com5tag:blogger.com,1999:blog-6684591518755275617.post-57643581051878009442013-07-10T18:04:00.001-07:002013-07-10T18:04:05.475-07:00Day 50 & 51 more drywall...and time to backtrack...Didn't take many pictures yesterday or today when I stopped by - but yesterday they finished the 1st floor and basement drywall, and today they did all of the mudding/taping (not sure what its is called exactly).

Well...got a call today from PM, I guess kind of a heads up cause he figured we would be stopping by after work. He said the backup sump failed or something to that effect...and we had several inches of water covering our basement. UGH. They will be tearing out all of the drywall they did the day before, tearing out all of the insulation, drying out the basement (again), and starting over. He is having the plumber come over tomorrow to see what the deal is...I also asked him to have the plumber check out the water main that was leaking yesterday too. I am getting a little nervous about this whole basement situation. It has been under water multiple times now. I told hubby that I am thinking we should get our own inspection before closing just to ensure we are sealed tightly in the basement...I really don't want this to be an ongoing issue once we are in the house :( PM stated this will not hold us back, as they will continue to work upstairs, just have to do some rework in the basement.
Just the upstairs was worked on, and not completed. All of the drywall was screwed in and not nailed...I see all of these blogs that mention nail pops, but we did not spot a single nail in the drywall. Do different areas hang drywall differently? Would they put nails in later?
In the basement - the tankless water heater was installed...and we have a water main leak :( Hubby sent a text out to PM as there was some water build up in the basement. On the side of the house, looks like a truck or something swiped it and gouged out some of the house wrap...asked for that to be fixed too. Also talked to the company that installed the furnace and asked them about installing AC once we close...price was $1500 less than what RH was charging...umm OK sign us up :)2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com8tag:blogger.com,1999:blog-6684591518755275617.post-4622439029250436342013-07-08T17:40:00.002-07:002013-07-08T17:40:28.247-07:00Purchases!!Lots of shopping these past few days :) Here is what we have so far:

Sofa & Love Seat for the Family Room - not in this color or with these pillows. We got it in "Peacock Blue" a darker navy - with a different patter of fabric for the pillow...but my picture I took in the store didn't come out great, I grabbed this from online. What I like about this sofa and love seat - they are SUPER comfortable, the back cushions are detached - which was actually hard for me to find...but I cannot stand attached cushions...I like to rotate and have options if they are losing steam :)
I LOVE LOVE LOVE the coffee table and end tables we got for the family room. They are super functional with these little hidden spots to put stuff. There is a console that I may get later on to go along the one LR wall we have nothing planned for yet, but I am going to wait to see when we move in how the furniture arrangement will end up.
Last nights purchase - washer and dryer. We bought Samsung top load, high efficiency washer. It is 4.0 cubic feet which is AMAZING to me, since I am using this tiny little apartment sized stackable for a family of 4...
I still need to purchase my office furniture - not sure what I am going to do with that. I also need to purchase a few area rugs - and I have to say I am so surprised at the selection and prices at home depot for area rugs! Also still need to purchase a TV for the Family Room.

Well insulation was completed Monday, drywall was dropped off...but nothing was done. We received our garage full of goodies - cabinets and such...but no work. I emailed PM yesterday to see if anything was wrong and make sure we can stay on schedule (since we also got a letter from NVR yesterday saying final walk through Aug 16 & tentative close Aug 20). PM emailed back stating that the drywall guys are given 10 days (not counting holidays and weekends). He had talked to the drywall guy the day before - and with even not working on our house at all this week, they will still be on time given the 10 day timeframe. PM also said he will do what we need to in order to stick to the NVR letter dates. PM has been great, while we do not have TONS of communication, every time we do chat, he is very responsive and helpful. So I will be hoping for some fast and furious work this week to make up for what was not done this past week.
Ooooohhh....AND....we took advantage of some of the great holiday sales and purchased lots of furniture, Washer/Dryer, and a television!2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com8tag:blogger.com,1999:blog-6684591518755275617.post-70815928709604514032013-07-01T18:50:00.001-07:002013-07-07T05:21:44.182-07:00Day 41 - Insulation On our daily visit, it appears that the entire house has been insulated! When we talked to PM last week, he mentioned that insulation would be today and tomorrow...but hubby and I could not find a place in the house that should be insulated that was not! So maybe drywall tomorrow? We also noticed when driving by neighbors house (who started a week or so after us) that they had drywall.
I can't get over this darn interest rate thing...While I have come to terms, and am accepting that we may have to pay the points for the 4% that we locked in with NVR for, I am still keeping an eye open and on rates for the next week or so. I got a quote today that was actually lower than what I have locked in with NVR (first one!) I also dug up my contract to see EXACTLY what $$ of my build was tied in with the NVR incentive...and I was pleasantly surprised that it was very little...so if it ends up I find a lower rate, without having to pay points, it may be VERY worth it for me...but I am really only going to subject myself to this stress another week or so...then it is just too close to closing to be comfortable switching lenders. We shall see what happens! :)2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com2tag:blogger.com,1999:blog-6684591518755275617.post-3623426604089820032013-06-30T17:54:00.000-07:002013-06-30T17:54:34.445-07:00Fun weekendOn our way back from camping this weekend, we stopped by the house and noted the work done from days 38, 39, & 40. The main water line was finally run into the house, the basement shower was set up, and additional plumbing was run from the main water line. I am exhausted, so no pictures today...but if I remember correctly, PM said insulation Monday & Tuesday? I guess we will see when I stop by tomorrow :)2013Ravennahttp://www.blogger.com/profile/11179812094115827660noreply@blogger.com0
